That scarcity is now colliding with the strongest demand cycle the west coast has seen in a decade.
The numbers
VillaCarte Group’s Q1 2026 Bang Tao market report puts figures on the squeeze. The bay’s condominium market now spans 57 projects from 30 developers — 9,478 units in total, with 5,221 still for sale. The premium segment, 26 projects strong, grew its inventory by 13.4% over the quarter yet held pricing almost flat (average THB 195,000 per sq.m., down just 0.6%) — growth without discounting. The luxury tier went further: available stock fell 10.4% while average unit prices rose 1.6%, the only segment to appreciate during the quarter.
Sales concentrated visibly on the Layan side of the bay. Layan Green Park’s second phase recorded 24 transactions in Q1 — four times the premium-segment average and the strongest sales performance among all premium developments in Bang Tao — while Layan Verde also outsold the segment average.
The demand backdrop explains why. Phuket’s hotel occupancy averaged 83.4% in Q1 — the highest in Thailand — on THB 146 billion of quarterly tourism revenue, and in February the airport set an all-time record: 393 flights and 71,613 passengers handled in a single day. Nationally, foreign buyers completed 14,900 condominium transactions in 2025 (up 2.2%), accounting for a quarter of the market by value — with the most resilient demand concentrated in exactly the branded, hotel-managed segment Layan is building.
From resorts to an ownership ecosystem
What makes Layan’s current cycle different from previous Phuket booms is not just demand — it is what is being built. The area is quietly assembling a full luxury hospitality ecosystem, and for the first time, private ownership is structured into it from the start.
The anchor is already open: La Green, the first hotel in Thailand to earn EDGE certification — the International Finance Corporation’s green-building standard based on audited savings in energy, water and embodied carbon. Its larger sibling, La Green Grand, is under construction nearby with completion set for 2027. A Dusit-branded hotel follows in 2029, alongside a luxury boutique property on the same horizon.
Threading through the ecosystem are the residential projects of VillaCarte Group. Layan Verde — a 774-residence eco-project 700 metres from the beach, completing in 2028 — offers apartments from $224,776 amid village-scale gardens, lagoon pools and wellness spaces. Layan Green Park, an EDGE-certified eco condo-hotel, is selling phase two from $227,894.
Own it, live in it — or let the hotel run it
The structural shift matters more than any single project: these residences can be privately owned while operating under hotel management. That gives an owner two distinct ways to hold the same asset.
Some owners treat the apartment as a serviced home — housekeeping, concierge, restaurants and security handled by the operating hotel, with none of the compromises of a traditional condo building. Others, visiting only part of the year, place the unit into the hotel’s rental programme, where it is marketed and serviced like any other suite, with rental-pool structures targeting net owner yields in the region of 8–10%.
For investors, the mechanics deserve as much attention as the yield number. The questions that separate a durable rental programme from a marketing promise are simple: who operates it, what is the payout history on the operator’s previous building, and who bears the running costs inside the "net" figure. In Layan’s new generation of projects, those answers are documented — which is precisely why the segment is absorbing buyers who a decade ago would have defaulted to a Bangkok condo or a standalone villa.
The window
Supply on the Layan side is finite by law and geography; the hotel ecosystem raising the area’s profile is arriving on a fixed timetable — 2027, 2028, 2029. Buyers weighing the market tend to find that the earlier phases of well-structured projects price in none of what the completed ecosystem will look like.
