The Base Cherng Talay cleared by inspection

PHUKET: Officials have conducted an intensive inspection of the ‘The Base Cherng Talay’ condominium project in Thalang in a move aimed at strengthening confidence in Phuket’s real estate sector ahead of unit ownership transfers to buyers.

The inspection was carried out yesterday (May 11) by Phuket Vice Governor Adul Chuthong, accompanied by Phuket Provincial Chief Administrative Officer (Palad) Rungruang Thimabut,, Phuket Provincial Treasury Officer Adisak Kongsaad and representatives from related government agencies.

Officials inspected the readiness of the development before condominium units are formally transferred to customers, as authorities seek to reassure both buyers and developers amid continued growth in Phuket’s property market.

The Base Cherng Talay project comprises two eight-storey residential buildings containing a total of 341 condominium units. The development also includes ancillary facilities such as a two-storey building, two one-storey utility buildings for garbage and security operations, a swimming pool building and a systems control building.

The inspection team affirmed that the structures had been built in accordance with engineering principles and safety standards.

Mr Adul said the project was currently about 90% complete, with several government agencies now carrying out final stages of inspection and approval.

The Land Department has inspected project details, while the Condominium Registrar is assessing readiness for condominium registration. The Treasury Department is also conducting property appraisals ahead of ownership transfers.

Vice Governor Adul said Phuket Province places strong emphasis on ensuring that property developments comply with regulations at every stage, including environmental impact assessments, construction permits, building approvals, condominium subdivision registration, property valuation and title transfer procedures.

He said strict oversight was intended to systematically build confidence among homebuyers, investors and developers operating in Phuket’s increasingly competitive real estate market.

Mr Adul added that developers who comply fully with legal and regulatory requirements would benefit from smoother inspections and faster government approvals, helping accelerate ownership transfers while reducing the risk of future disputes or legal action.

He said the approach would also help establish stronger long-term standards for Phuket’s real estate industry.
