“The initial surge has been mostly block purchases,” says Coco Group Sales Manager Prakaidao Duangrak,
“One whole block was purchased by a returning customer, but we have also seen about 50 individual purchases by a variety of nationalities,” she added.
The complex is to comprise 376 luxury condo units in 12 blocks, all located on 11 rai with 10 independent but adjacent pools meandering throughout the complex presenting a clear physical – and conceptual – connection to water.
Prices start at B3.9 million per unit, and units range from one-bedroom, 42.5-square-meter abodes on the ground floor with pool access to 61.75sqm two-bedroom homes on the fourth floor at B7.7 million.
Location is key, says Ms Prakaidao. “Nai Harn Beach is only 800 metres away, and that particular beach has won international recognition through TripAdvisor,” she adds.
Of note, Nai Harn was voted Phuket’s Best Beach in March last year in the TripAdvisor Traveler’s Choice Awards 2015.
It also won Best Beach Thailand 2015 (click here) and No 3 in the Best Beach in Asia category 2015 (click here.)
The stunning project layout design is by Phuket-based Oracle Architects, famed for their work which includes the sumptuous Andarika Resort & Spa in the hills above Patong to the funky Ratana Aprt-Hotel in Kamala to the very modern The Kee Resort & Spa in the heart of Patong.
At the Coco Sea, the domed roof of the main reception area, as well as other large smooth, rounded features throughout the complex is to simulate the large water-chafed rocks at the beach. This concept of visually bringing the seaside to residents at the complex even extends to the interior décor inside the living areas of each unit.
The winning combination of quality local decor artists, architects and construction engineers shines bright on Coco Sea developing company Con-F’s success, with more than 30 projects in the past 10 years.
“Mostly in Phuket, some Phang -nga and one in Nakhon Sri Thammarat,” says Ms Prakaidao.
The Coco Sea is Con-F’s largest development to date, at a development cost of B1.4 billion, adding to the company’s portfolio of 500 contracting units, 200 client projects managed and 10 in-house projects developed.
On the list of accolades under the Coco Group brand is the modest Coco Rawai complex of four pool villas (B38 million), as well as the 24 pool villas at Coco Kamala (B288 million) and the 80 pool villas at the Coco Chalong (B520 million).
The group’s first foray into large-scale residential communities came with the completion of the Evatown Nakhon project (B290 million) in 2012, comprising 85 two-story townhouses in Nakhon Sri Thammarat.
Creating sustainable communities has been set as one the company’s key criteria in developing properties. “We aim to develop sustainable places where people choose to live, work and spend leisure time,” says Con-F founder Authanop Pankamnerd.
“By the end 2015 we will be able to apply the key lessons learnt from our social sustainability metrics framework to all of our new developments. We will continue to use the framework to assess the social sustainability of completed developments so that we can further increase our understanding and inform future practice.
“Through post occupancy evaluation we will have developed a better understanding of the success of development design and function when it is in use,” he says.
Specifically, in creating “Greener, more economical homes”, Mr Authanop explains, “We create high quality, well-designed, comfortable homes with low environmental impact. By the end 2015, through post occupancy monitoring, we will have developed a stronger understanding of how our homes perform in terms of electricity, gas/heat and water consumption.
“The use of technology to control the indoor living environment will enable our customers to operate their homes more efficiently. We should be in a position to make commitments that will allow this technology to become part of our standard specifications.”
