Officials remain vague on condo EIA reviews

PHUKET: Officials have offered few details on the status of several major condominium projects following a high-level review of Environmental Impact Assessment (EIA) reports for developments in protected zones across Phuket.

Vice Governor Adul Chuthong chaired Meeting No. 2/2026 of the provincial Expert Committee on EIA consideration at the Phuket Provincial Office of Natural Resources and Environment in Phuket Town last week.

The meeting, attended by Phuket Provincial Office of Natural Resources and Environment (MNRE Phuket) Director Natthakrit Phonphet and representatives from relevant agencies, reviewed EIA submissions for seven projects, including hotel and condominium developments in Mueang Phuket and Thalang districts.

Officials confirmed that each project had submitted environmental consultancy reports as required by law and that site inspections had been carried out prior to consideration. However, no details were released on which projects were approved, deferred or required to revise their reports.

Among the matters acknowledged was a notification of changes to the ‘Phyll Phuket 2’ condominium project by Central Pattana Residence Co Ltd. The revisions included a change of project name and an increase in green space.

Wichit Municipality reportedly determined that the amendments would not affect previously approved environmental protection measures and instructed the developer to strictly comply with environmental impact prevention, mitigation and monitoring requirements.

The committee also considered a request from a condominium developer in the Bang Tao area to withdraw its EIA report following a complete redesign of the building. No further details were disclosed about the scale or location of the project. The name of the Bang Tao condo developer also was not named.

Officials described the meeting as part of Phuket’s ongoing oversight of development in environmentally protected areas, aimed at balancing economic growth with the sustainable preservation of natural resources and environmental quality.

THE ORIGIN

In a separate development earlier in the week, provincial officials joined members of the Phuket Provincial State Property Valuation Committee to inspect The Origin Kathu-Patong condominium on Phra Phuket Rd in Kathu.

Vice Governor Adul was joined by Phuket Provincial Palad Rungruang Thimabut, officials from the Phuket Area Treasury Office, the Department of Public Works and Town Planning, the Ministry of Justice, and other relevant agencies.

The visit followed a request by the Phuket Provincial Land Office for the Phuket Area Treasury Office to determine the appraised value of condominium units within the project. The valuation will be used in accordance with criteria set by the Phuket Provincial State Property Valuation Committee, said the brief official report of the visit.

Officials said the inspection focused on reviewing the project’s physical characteristics, location and surrounding environment to ensure that property valuation reflects actual conditions.

However, the report did not elaborate on any specific issues inspected, or doubts over the valuations claimed by the developer.

The Origin Kathu-Patong is a residential condominium development offering units starting at approximately 25-28 square metres, with prices beginning at about B2.29 million. Ownership transfers are scheduled to begin this month, with residents expected to move in from April 2026, noted the official report, notwithstanding any promotional merit promoted in the report.

Authorities said the inspection forms part of standard government procedures to ensure fairness and transparency in property valuation and real estate management, the report concluded.
