New Phuket condo project to shine like a Diamond

PHUKET: Key figures involved in creating the exclusive Diamond Condominium complex, situated at Bang Tao on Phuket’s renowned west coast, led a blessing ceremony for the site late last month.

The ceremony preceded the major construction phase of the development, which is now underway to create 365 innovatively designed condominiums featuring one-two bedrooms with complete living spaces to include gourmet diner kitchens, luxurious bathroom suites and spacious private terraces overlooking 2,000sqm of resort tropical landscaping and an aquatic zone.

“Some buyers think of condominium as a generic term for an apartment and don’t bother to examine the legal guidelines and procedures, or they believe everything will get built exactly as the developer has told them,” he cautioned.

Key elements buyers should look for, particularly when looking to buy a condo off-plan, are that the land has a Chanote title deed, that the Environmental Impact Assessment (EIA) has been approved and that the building permits, which can only be obtained once the EIA is approved, have been issued, Mr D’Hondt explained.

“The EIA approval process can take between six and nine months, and construction and sales should not start without it,” he said.

“The risks to buyers in considering buying without the EIA range from a potential delay in the the construction start date – and therefore the completion date – whilst waiting for the EIA to be approved to the project not being registered if the EIA for some reason is not approved.

“At Diamond Condominium, our land has Chanote title, we have our EIA approval and we have building permits. We started construction in January this year and expect the whole project to be completed by July 2017.”

Another key aspect for the project is the target market, he added.
